Orchard Hills,Irvine.The Guide.
Terraced into the southern slopes of Loma Ridge above working avocado orchards, Orchard Hills is North Irvine’s premier hilltop address. Three guard-gated communities — The Groves, The Reserve, and The Summit — offering panoramic views, Mediterranean architecture, and some of the most coveted real estate in Orange County. Median sale price: $2.85M–$3.4M.
Hillside living above working avocado groves
Orchard Hills sits on the southern slopes of Loma Ridge in North Irvine — terraced into hillsides above one of Orange County’s largest working avocado orchards, operated by Irvine Valencia Growers. The neighborhood has no counterpart in Southern California: a luxury master-planned community built literally adjacent to active agriculture, with Limestone Canyon Regional Park and Loma Ridge open space as its eastern backdrop.
Three distinct guard-gated communities make up Orchard Hills: The Groves (the established luxury enclave), The Reserve (mid-tier gated), and The Summit (the newest and most exclusive addition by Toll Brothers, from $6M+). An ungated area, Orchard Hills Village II, provides a more accessible entry point with similar architecture.
The defining characteristics: panoramic city and coastal views from elevated positions, Mediterranean, Santa Barbara, Monterey, Spanish, and Tuscan architectural styles, 24-hour guard-gated access, and a CAP Index crime score of 1 out of 10 — the lowest possible rating.
Every Orchard Hills community compared
Each section of Orchard Hills has its own HOA structure, price tier, and gate status. Architecture throughout is Mediterranean — Santa Barbara, Monterey, Spanish, and Tuscan styles built primarily by Toll Brothers and Irvine Pacific.
The established jewel of Orchard Hills — a private, 24-hour guard-gated community with a 5-mile internal trail system, resort-style amenities, and some of the most sought-after real estate in North Irvine. Inventory is characteristically tight: homes here rarely come to market, and when they do, they price at a significant premium. A home recently sold for $8M within The Groves. Irvine Pacific’s Azul collection is the final neighborhood within The Groves, in an elevated location with panoramic views.
Adjacent to The Groves but developed by both Irvine Pacific and Toll Brothers, The Reserve sits at a slightly elevated position within Orchard Hills and offers custom and semi-custom estates behind its own guard gate. Fresco (Irvine Pacific) and Lago and Ravello (Toll Brothers) are among the sub-neighborhoods here. Ravello sits at the highest point in the Reserve with community views and resort-style amenities. HOA dues at The Reserve are meaningfully lower than The Summit.
The newest and most exclusive addition to Orchard Hills — Toll Brothers’ ultra-luxury guard-gated community positioned at the highest elevations of the hilltop. The Summit offers panoramic 270-degree views with enhanced privacy and low density. HOA dues started at ~$975/month during initial buildout — significantly higher than The Groves and Reserve — and are expected to stabilize as the community matures. First-phase lots required final-and-best bidding.
The ungated portion of Orchard Hills offering the same Mediterranean architectural styles — Santa Barbara, Monterey, Spanish, and Tuscan — at a more accessible price point. No guard gate, but the same proximity to trails, shopping, and schools as the gated communities. A practical option for buyers who want Orchard Hills’ location and character without the gated premium.
| Property Type | Community | Price Range |
|---|---|---|
| 2BR condo | Village II (ungated) | ~$1.3M–$1.4M |
| 4BR SFR | Village II / Reserve | ~$2.5M–$4M |
| 5BR+ estate | The Reserve | ~$4M–$6M |
| 5BR+ estate, view lot | The Groves (guard-gated) | ~$5M–$8M+ |
| New construction ultra-luxury | The Summit (Toll Brothers) | From ~$6M+ |

What you actually pay every month
Each of the three gated communities has its own HOA. Mello-Roos applies across Orchard Hills — though the structure here is different from Great Park and generally more predictable.
Avocado groves, Loma Ridge, and resort HOA amenities
The Orchard Hills Trail is one of Orange County’s most distinctive hiking experiences — a three-mile loop that skirts the edge of a working avocado orchard, climbs to ridge-top positions on Loma Ridge, and rewards hikers with views spanning the Pacific coastline, Catalina Island, San Clemente Island, Palos Verdes Peninsula, and — on the clearest days with binoculars — the Hollywood sign. The trail reopened in late 2024 after wildfire damage restoration by the Irvine Ranch Conservancy.
Within the gated communities, HOA amenities include pools, gyms, sports courts, clubhouses, and internal trail systems. The Groves has a 5-mile internal trail system with valley views accessible only to residents. Eucalyptus windrows planted as wind breaks for the orchard create a distinctive canopy throughout the hillside.
Adjacent open space: Limestone Canyon Regional Park to the east, Irvine Lake a short distance north, and the Irvine Ranch Natural Landmarks trail system (guided programs). For shopping: Orchard Hills Shopping Center and Northpark Plaza — the latter known for East Asian dining and H Mart — are immediately accessible.
IUSD and TUSD both serve Orchard Hills
This is the single most important school fact about Orchard Hills: it spans two school districts. Your parcel’s district assignment — IUSD or TUSD — determines whether your children attend Northwood High School (IUSD) or Beckman High School (TUSD).
Both districts are among California’s top-performing. Beckman HS is a strong school and TUSD is well-regarded. But IUSD properties carry a measurable resale premium because most Irvine buyers specifically seek IUSD. Community discussion on Talk Irvine consistently notes that TUSD properties can face a narrower buyer pool at resale compared to equivalent IUSD homes.
Orchard Hills School (K-8) is a TUSD campus at 11555 Culver Drive. Canyon View Elementary is the IUSD elementary serving some Orchard Hills parcels. Always use the district’s official school locator — not the listing description, not the agent’s verbal representation — to confirm assignment before making an offer.
| District | Elementary | High School |
|---|---|---|
| IUSD parcels | Canyon View Elementary (top 5% in CA) | Sierra Vista MS → Northwood HS |
| TUSD parcels | Orchard Hills School (K–8) TUSD campus | Orchard Hills K-8 → Beckman HS |
North Irvine — inland, elevated, and scenic
Orchard Hills sits in North Irvine on Portola Parkway between the CA-241 (Eastern Transportation Corridor) and CA-261 toll roads. It’s one of Irvine’s more inland communities — east of the I-5, north of the 5/405 interchange — which translates to hotter summer temperatures and stronger Santa Ana wind exposure. This is worth an in-person visit in August.
The upside of the location: relative seclusion, substantially lower traffic than central or south Irvine, and toll road access that makes commuting to south OC or north OC reasonably direct. The 241 connects directly to the 91, 55, and other major corridors.
Northwood High School is effectively within the Orchard Hills loop road. Orchard Hills Shopping Center is immediately accessible. John Wayne Airport is approximately 20–25 minutes in typical conditions.
| Destination | Approx. Drive |
|---|---|
| John Wayne Airport (SNA) | ~20–25 min |
| Irvine Spectrum Center | ~15–20 min |
| South Coast Plaza | ~20–25 min |
| Newport Beach / Coast | ~25–30 min |
| H Mart / Northpark Plaza | ~5 min |
| Northwood High School | ~5 min (within loop) |
| Downtown Los Angeles | ~50–65 min (traffic-dependent) |
